Homestead Tax Credit for Owner Occupied Properties

Homestead Tax Credit. This is a cap that limits the percentage that your property taxes may increase each year.

HOMESTEAD TAX CREDIT deadline!

Homestead tax credit application due December 31,2012

All homeowners must submit a one-time application to continue their homestead tax credit eligibility. Even homeowners who in the past have received the credit must file the form if they have not already done so.

The homestead tax credit protects homeowners from the impact of real estate market fluctuations in annual property taxes. When home values increase dramatically, the homestead tax credit operates as a cap on the homeowner's property tax bill and allows for the appreciation in value to phase in over time. For complete directions and a link to request the form, visit http://dat.state.md.us/prhomestead.pdf

I have mailed this application twice. Still showing no application on file. When you call all the voice mailboxes are full. Can anyone tell me how to actually speak to someone. Very frustrating.

They were granted today as a federal holiday. Although not planned, it's very frustrating when they are closed on a deadline for tax paying citizens. I put a signature required on the document I had postmarked today, hoping it will grab more attention. I understand your frustration. There is no accountability on their end, the voicemail indicates no confirmation will be given.

I didn't call today. I've tried calling several times in the last two weeks and all the voicemail boxes are full and no way to talk to a person live.

If you are not sure if you have the credit applied or not you can check on it here:http://sdatcert3.resiusa.org/rp_rewrite/index.aspx?county=13. When you go to the site simply follow the directions to bring up your property record. When you have found it scroll to the bottom and if you have it the date that your applications was approved will be there. Just a reminder that this only applies to the property that you live in and not rental properties you may own.

I submitted an online application on 12/28. Does anyone know how long it takes to get approved? We are new to MD and as of today 12/31, there is no application on our tax records.

They have been closed since 12/28. I would assume your application will be processed sometime after the new year.

Is this a one time deal? What happens if you didn't file by 12/31/12? Thanks!
Fred Cullum January 1, 2013 at 04:44 am
I'm not sure, but I think that if you didn't make the 12/31/12 deadline you cannot get the credit on your 2013 taxes. I assume , but don't know for sure, that if you file anytime during the next year then it would be good starting in 2014.

I wouldn't worry to much...have our homes appreciated at all in 2012?
Fred Cullum January 18, 2013 at 05:22 pm
As an update, there are bills in both the House and Senate to extend the filing deadline until June, because so many people missed the deadline. If you have not yet sent in your application, you should still do it a soon as possible.

Thanks Fred I to have not done this soooo i am hopeful for the extension:)
